Regency does not own a stock of villas that we need to fill. Each property is an individually owned private home and the accommodation is supplied by the relevant owner or accommodation supplier. Regency acts as the booking agent, introducing the parties, helping clients identify suitable properties, checking availability and facilitating the booking.

For the guest, the benefit is choice based upon suitability rather than our need to sell our own accommodation inventory.

It also gives Regency access to a rather different market from the one seen on the large booking platforms. Some owners of exceptional homes deliberately limit their public exposure. They may make a property available through selected agents and established relationships without wanting it advertised across every major travel website.

Our published collection is therefore only part of the picture.

Where nothing displayed quite fits the brief, Regency can also approach owners and their appointed representatives within our wider private network. Availability and acceptance remain with the owner, but for the client this can open up a second layer of properties which a normal online search may never reveal.

This is particularly relevant at the highest end of the market. Privacy matters to many owners just as much as it does to their guests.

A villa being difficult to find online does not necessarily mean that it is unavailable. Sometimes access begins with knowing whom to ask.

Finding the Right Villa Is About More Than the Villa

Quinta do Lago, Vale do Lobo or Vilamoura?

Most villa searches start in much the same way. Dates, bedrooms, private pool, location and budget.

The three principal areas in which Regency specialises sit remarkably close to one another, but they provide quite different holidays.

They are necessary questions, but they rarely tell us enough.

There is no single best choice.

A six-bedroom villa can be completely wrong for a family of twelve. Another with exactly the same bedroom count can work perfectly. The difference might be where those bedrooms are situated, whether grandparents need to use stairs, how much space teenagers have away from younger children or whether the family can actually sit together comfortably outside.

For a client placing exclusivity, privacy, security and an established high-end residential environment above almost everything else, we would normally begin with Quinta do Lago.

The same applies to location.

Vale do Lobo tends to work particularly well for families wanting an impressive private villa alongside beaches, restaurants, bars and plenty happening beyond the property. It also has a particularly strong choice of modern and contemporary homes.

A client may initially ask for a villa close to the beach when what really matters is that teenage children can get out independently. Another may say that walking to restaurants is important, but would happily sacrifice that when shown a substantially better house five minutes away by car.

Vilamoura is different again. It suits clients who want the privacy and standard of a luxury villa but also want marina life, international restaurants, bars, nightlife and the freedom to go out in the evening without the holiday becoming car-dependent.

Privacy is another good example. A gated entrance and private swimming pool do not necessarily make a property private. The position of neighbouring houses, landscaping, orientation, surrounding roads and whether the pool is overlooked can make far more difference.

The distinctions are not absolute. There are wonderfully private homes in Vale do Lobo, family villas throughout Quinta do Lago and quiet residential areas around Vilamoura.

These are small distinctions until somebody is spending two weeks living with them.

The important point is that choosing the resort is part of choosing the holiday.

They are also why we do not believe the most effective way to choose a luxury villa is simply to keep adding filters to a search box.

Why We Recommend Quinta do Lago


Quinta do Lago sits at the very top of the Portuguese residential property market and contains some of the country’s most valuable private homes.

That has shaped the resort.

It is comparatively low-density, with substantial private properties, mature landscaping, golf courses, pine trees and the protected Ria Formosa creating a sense of space which is increasingly difficult to reproduce in developed coastal areas.

There is also a long-established international community of wealthy homeowners and returning visitors. Very high-value property is part of the normal landscape rather than something designed to attract attention.

For the client, that creates a particular type of luxury. It is less about being seen and more about being somewhere accustomed to people with high expectations of property, privacy and service.

Security is an important part of the equation. Quinta do Lago has dedicated private security and first-response services operating around the clock in addition to the normal public authorities. For families and individuals who place a high value on privacy and discretion, that provides another level of reassurance.

Private aviation is not unusual amongst Quinta do Lago visitors. Nor are household staff, substantial estates or owners with homes in several countries. This does not mean that everybody staying there lives that way. It does mean that considerable wealth attracts little attention.

That is part of the appeal.

There is an aspirational side to Quinta do Lago as well. People generally like individuality, but they also take reassurance from knowing that a destination has already been chosen and validated by others with similar expectations.

Quinta do Lago has had that validation for decades.

For many established clients the question is therefore not whether to choose Quinta do Lago over somewhere else in the Algarve. They have already chosen Quinta do Lago. They want to know which house is right for them.

For a first-time visitor asking Regency where to begin when exclusivity, security, privacy and prestigious surroundings are the priorities, Quinta do Lago would normally be our starting point.

Choosing a Villa Within Quinta do Lago


The resort name only gets us so far.

A villa close to restaurants, The Campus or the beach may be exactly right for one family. Another client may prefer to drive a little further in exchange for a larger plot, greater privacy or a house which simply suits them better.

Golf-front is attractive to many guests, but it is not automatically the best choice even for golfers. Views, orientation, privacy and the way the outdoor areas work can be more important than having a fairway immediately behind the garden.

The benefit of knowing the area at property level is that the client does not have to make those judgements from photographs alone.

Vale do Lobo

Why We Recommend Vale do Lobo


Vale do Lobo has a different personality from Quinta do Lago.

It is particularly popular with families and has a more visible, sociable holiday atmosphere. Its extensive coastline, beaches, restaurants and bars play a much larger part in daily life, and there is generally more happening beyond the gates of the villa.

It also has a notably strong selection of modern and contemporary homes. Clients drawn to cleaner architecture, open-plan interiors, large areas of glass and modern indoor-outdoor living will often find a particularly good choice here.

The benefit for a family is balance.

Parents can have the privacy, space and standard of a substantial private home without expecting every member of the family to spend the entire holiday around the pool.

This becomes particularly important with older children and teenagers. A beautiful villa may keep younger children perfectly happy, while teenagers usually have rather different ideas about what constitutes two weeks of entertainment.

Vale do Lobo gives them more opportunity to get out, reach the beach, meet friends, eat and enjoy the resort without every activity having to involve the entire family.

The Praça provides a recognised social centre around the beach, with restaurants, bars and entertainment. Vale do Lobo has also attracted its share of recognisable visitors from television, film and sport over the years. That has helped give it a fashionable reputation without making the resort feel excessively formal.

For some clients, that is preferable to the more discreet residential atmosphere of Quinta do Lago.

They still want luxury. They simply want more life around it.

Choosing a Villa Within Vale do Lobo


Position can completely change the experience.

A property close to the beach and Praça can give a family considerably more independence than a larger house further away. For another client, the quality and privacy of the villa will comfortably outweigh the need to walk anywhere.

This is why we establish whether walking distance is genuinely important before treating it as a fixed requirement.

Clients will sometimes begin by insisting upon it and then choose a better property a short drive away. Others tell us that the children being able to walk independently is non-negotiable.

Neither client is wrong.

They simply need different villas.

Why We Recommend Vilamoura


Vilamoura is more vibrant again.

The marina is at the centre of the destination and creates something neither Quinta do Lago nor Vale do Lobo offers in quite the same way. Restaurants, bars, cafés, shops, yachts and entertainment sit around a substantial waterfront where people naturally move from one venue to another.

There is a broad choice of international restaurants, marina-front dining, bars and considerably more nightlife and club life.

For clients who enjoy going out, that changes the character of a villa holiday.

They can have their own house, pool and private space during the day, then leave the villa for dinner, walk around the marina, have a drink somewhere else and continue into the evening if they wish.

They do not have to choose between privacy and having fun.

That is probably the simplest way to explain Vilamoura’s appeal.

It remains a major golf destination and has excellent beaches, so the more active atmosphere does not mean sacrificing the traditional attractions of the Algarve. It simply adds another dimension to them.

For a group of adults, couples travelling together or families with older children who want more happening in the evening, Vilamoura can make considerably more sense than choosing a quieter resort simply because it is perceived as more exclusive.

Exclusivity is only a benefit when it matches the holiday the client actually wants.

Choosing a Villa Within Vilamoura


Location again determines how much of the Vilamoura lifestyle is genuinely available on foot.

There is little point recommending the area because a client wants to walk to restaurants and then placing them in a villa which requires a taxi every evening.

On the other hand, clients happy to make a short journey can considerably widen their choice of properties and may gain more space, privacy or a substantially better house.

We establish which matters more before narrowing the search.

What People Really Mean by the Best


Regency is often asked for the best villa, the best resort or something really special.

The difficulty is that “best” means different things to different people.

It might mean the most expensive villa available. It could mean the most private, the most contemporary, the closest to the beach or the property most likely to keep three generations of the same family happy.

The same applies to exclusivity.

Some clients want complete seclusion. Others want prestigious surroundings but still want to walk to a restaurant in the evening.

Some want a house unlike anything their friends have rented, while also wanting the reassurance of staying somewhere those same friends would immediately recognise.

There is nothing unusual about this.

People are aspirational, but very few people want to feel that they have made an expensive mistake.

At the luxury end of the market, individuality and reassurance often sit side by side. An established destination provides the reassurance. A carefully chosen private home provides the individuality.

That combination is one of the reasons Quinta do Lago, Vale do Lobo and Vilamoura have remained so successful.

What We Learn From the Client


A conversation usually tells us more than a long list of required facilities.

When somebody asks for the most exclusive area, Quinta do Lago will naturally enter the discussion. We still need to understand what they mean by exclusivity. If their real priority is complete privacy, the plot and position of the house may eventually matter more than the resort name.

A family travelling with teenagers raises different questions. Can the children get anywhere independently? Is the beach important? Will they want restaurants and activity away from their parents? The answers may move Vale do Lobo ahead of a more secluded property elsewhere.

A client wanting restaurants, bars, nightlife and the freedom to walk around in the evening will naturally make Vilamoura more relevant.

When several generations are travelling together, bedroom count becomes much less informative. We look at where the bedrooms are, stairs and accessibility, bathrooms, living areas and whether the house allows twelve people to be together without requiring them to be together all of the time.

Privacy requires similar judgement. We look beyond the word itself to the plot, neighbouring properties, landscaping, orientation and position of the pool.

Golf does too. A golf-front villa can be wonderful, but a group intending to play several courses may gain more from a well-positioned house with good communal space than from a villa chosen purely because one fairway happens to be outside the garden.

None of this is particularly complicated.

It is simply information that does not fit very neatly into an automated property search.

The Most Expensive Villa Is Not Necessarily the Right Villa


At the top of the market, price can become a surprisingly poor measure of suitability.

A more expensive property may have additional bedrooms, larger grounds, striking architecture or facilities another villa does not possess. Those things justify its value, but they do not guarantee that a particular family will enjoy it more.

A family whose teenagers want to walk to the beach and meet friends may have a far better holiday in a less expensive property in exactly the right position.

Another client may happily pay considerably more and sacrifice immediate access to restaurants for the privacy of a substantial estate.

Our role as booking agent is not to steer a client towards the highest-priced villa.

The benefit of an individually matched recommendation is that the money can be spent on the things that actually matter to that client.

Why Privately Owned Villas Are Different


The properties available through Regency are individually owned private homes rather than standardised hotel rooms or accommodation units.

That individuality is one of their attractions.

One house may have an extraordinary garden. Another has the better view. Another works unusually well for young children. One has the bedroom arrangement we would favour for several generations, while another has an exceptional pool terrace which makes it ideal for a group expecting to spend most of the holiday at home.

Individual ownership also means that no two properties should be assumed to be interchangeable simply because the specification looks similar.

For the guest, the benefit is the opportunity to stay in a genuine private home with its own character rather than a standard accommodation product.

The trade-off is that choosing well matters more.

A database can confirm that a villa has six bedrooms and a heated swimming pool. It cannot necessarily tell a client whether their family will enjoy living there.

Some of the Best Villas Are Not Publicly Advertised


A normal internet search only reveals properties which their owners have chosen to advertise publicly.

At the upper end of the Algarve market, that is not every available home.

Some owners prefer discretion. They may restrict where their villa appears, avoid the largest booking platforms or make the property available only through selected agents and established contacts.

For Regency clients, that can open a second level of choice.

Our website contains the villas which are publicly presented through Regency. It should not be regarded as the limit of what we may be able to find.

When the right property is not displayed, we can take the client’s dates, party details, budget and requirements and make enquiries with owners and their representatives within our wider network.

The owner remains free to decide whether the property is available and whether to accept the booking. For owners, this helps preserve control and discretion around a valuable private home. For guests, it creates the possibility of accessing properties which may never appear in a conventional search.

That combination of owner discretion and client access is an important part of the private villa market.

Booking Agent Rather Than Villa Owner


Regency acts as the specialist booking agent bringing the client and the owner of the chosen accommodation together.

The distinction is important, but not simply for contractual reasons.

Because Regency does not own the villas, we are not trying to fill bedrooms in our own accommodation stock. We can concentrate on identifying the privately owned property which we believe best matches the client’s requirements.

The accommodation itself is provided by the relevant owner or accommodation supplier, and the accommodation contract is between that supplier and the client. Regency facilitates the booking and acts as the intermediary between the parties.

For the client, this combines the individuality of dealing with privately owned homes with the benefit of having a specialist agent to identify suitable properties, establish availability and guide the booking process.

For owners, it provides access to appropriate guests without requiring every property to become anonymous mass-market inventory.

That relationship is fundamental to the way Regency operates.

Private Villa or Luxury Hotel?

A private villa is not automatically better than a luxury hotel.

There are clients for whom a hotel is the better choice.

Some people want several restaurants immediately available, extensive hotel services, organised activities and the predictability of a conventional five-star environment.

A private villa offers something different.

The house, pool, gardens and living areas are for the exclusive use of the people staying there. Families can eat together privately, children and adults can occupy different areas and several generations can share a holiday without disappearing back to separate hotel rooms every evening.

The day does not need to follow a hotel timetable.

For important family holidays, celebrations and groups travelling together, that freedom can be worth considerably more than another layer of hotel service.

The important thing is recognising which experience the client actually wants.

There are enormous travel platforms offering more villas than Regency ever will.

We have no ambition to compete with them on quantity.

Regency concentrates on privately owned luxury villas in a relatively small part of Portugal. That focus allows us to know the differences between Quinta do Lago, Vale do Lobo and Vilamoura, understand how location within each resort changes the experience and look beyond the basic specification of an individual property.

For clients, specialisation should mean fewer irrelevant choices rather than more properties to scroll through.

A significant part of our business comes from returning clients. Some already know the resort they want and ask us to find the right house. Others tell us about the family, the occasion and the sort of holiday they have in mind, then ask what we would recommend.

Regency is particularly useful when the requirement goes beyond dates and bedroom count. Privacy may matter. Several generations may be travelling together. The client may want an unusually high-value home, a property which is not publicly marketed or simply the reassurance of speaking to somebody who understands why two apparently similar villas can provide very different holidays.

We are less relevant to somebody whose only priority is the lowest available price, instant automated booking or the largest possible inventory across dozens of destinations.

That is not our market.
